Look, I’ve stayed in a lot of apartments in Marrakech over the years, and Appart Mayar 52 actually surprised me in the best way possible. When you first walk up to the Résidence Mayar building on Rue Ibn el Qadi – and honestly, you might walk past it at first because it’s tucked into this quiet residential stretch – you’re not expecting much from the outside. But once you get up to the third floor (there’s an elevator, thank god), apartment 52 opens up into this genuinely comfortable space that feels more like borrowing a friend’s place than staying in some sterile hotel room.

The thing about being in Hivernage is that you’re perfectly positioned without being in the thick of tourist chaos. I mean, you can walk to the Menara Gardens in maybe ten minutes when you need some green space and quiet, but you’re also close enough to Avenue Mohammed VI that getting into Gueliz for dinner or back to the medina is totally doable. The neighborhood itself has this nice residential vibe – you’ll hear kids playing in the courtyard below in the evenings, and there’s a decent little épicerie around the corner where the owner actually remembers your face after a couple days. What I really appreciated was how quiet it gets at night, especially compared to staying anywhere near Jemaa el-Fnaa where the drums never really stop.

The apartment itself is well thought out in ways that matter when you’re actually living somewhere for more than a night or two. The kitchen has proper counter space (not just a hot plate shoved in a corner), and the Wi-Fi is solid enough that I could actually work from there when I needed to. The bathroom’s got decent water pressure, which – let’s be honest – can be hit or miss in Marrakech. There’s this little balcony that catches the morning light perfectly, and I found myself having coffee out there most days while watching the city wake up. The furnishings aren’t fancy, but they’re comfortable and practical, sort of like what you’d pick if you were actually living there yourself rather than trying to impress Instagram followers.

The management is responsive without being intrusive – they’ll help you figure out transport or restaurant recommendations if you ask, but they’re not hovering around trying to upsell you tours. Check-in was straightforward, and they actually know the neighborhood well enough to give you useful directions (like which street entrance to use for different destinations). Parking can be a bit tight if you’re renting a car, but honestly, you probably don’t need one staying here anyway. The 8.6 rating makes sense to me – it’s not a luxury resort, but it delivers exactly what it promises without any unpleasant surprises. If you want to experience Marrakech from a more residential perspective while still having easy access to everything the city offers, this place gets it right.

    The appartment had every thing you needed for a comfortable stay . Also it was close to railway station 20 minutes walk to New Town another 20 minutes you could be in the big square. The owner was very helpful . Best place I've stayed in

    Very good location, close to the train station, bus station, many restaurants in the area, and not far away from the city centre. Apartment was modern, spacious and clean, fully equipped. The bed was very comfortable!

    Everything was provided, pots, plates, cutlery, microwave(other apartments I stayed in didn't have microwaves), extra blankets, washing machine, cooker, oven, a whole bag of tissue. The host went above and beyond and provided coffee, sugar, and tea. I was amazed at such a level of hospitality. Please stay here, you won't regret it, although I was initially taken aback about the building exterior, but once I got into the apartment, it was good.
