Look, I’ve stayed in a lot of places in Marrakech, and this apartment on Rue Ibn el Qadi honestly surprised me. The Hivernage district isn’t where most tourists end up – it’s actually where locals with money live, which means you get that authentic residential vibe without the constant hustle of the medina. The building itself is this modern high-rise that looks a bit out of place among the traditional riads, but once you’re up on the 5th floor, you sort of forget all that because the views are pretty incredible.

The apartment itself feels like someone’s actual home rather than a sterile hotel room, you know? There’s this lived-in quality that I really appreciated – proper kitchen with decent appliances, a couch you’d actually want to sink into after a long day exploring, and honestly, the air conditioning works better than most 5-star hotels I’ve been to in the city. The bedroom has this huge window that lets in amazing light in the morning, though fair warning – if you’re sensitive to the call to prayer, you’ll hear it clearly from here. I mean, that’s part of the Marrakech experience, but just so you know. What really got me was the attention to detail – there were actually spices in the kitchen cabinet and the WiFi password was written in neat handwriting on a little card, not some generic hotel printout.

The location is where this place really shines, though you might not realize it at first. You’re about a 10-minute walk from Jemaa el-Fnaa, but far enough away that you can actually sleep at night without the drums and chaos. There’s this little café downstairs where the owner, Hassan, makes the best mint tea in the neighborhood – he’ll remember your order after two days. The Carrefour is literally around the corner, which saved me so many times when I needed basics or wanted to grab stuff for breakfast. And here’s something most people don’t mention – parking is actually possible here, unlike in the medina where you’re basically gambling with your rental car every day. The building has decent security too, with a guy at the front desk who speaks enough English to help with directions.

Honestly, the 8.2 rating feels about right. It’s not perfect – the shower pressure could be better, and the elevator makes this weird grinding noise that had me worried the first few times – but it’s got character. The kind of place where you feel like you’re living in Marrakech rather than just visiting it. If you want the full riad experience with the courtyard and traditional tiles, this isn’t it. But if you want a comfortable base that feels authentic without sacrificing modern conveniences, and you don’t mind being slightly off the beaten tourist path, this apartment really delivers. Plus, at these prices in Hivernage, you’re getting a pretty solid deal.

  Beaucoup de airbnb font un petit geste d’accueil en boissons ou autres..ici aucun geste commercial
  Salle de bains ce wc mal placé est un gros handicap
  Côte espaces extérieurs que je recherchais particulièrement.. aucun intérêt entre l’un trop près de l’immeuble d’en face et l’autre en face d’un chantier à ciel ouvert( merci de laver le rideau) aucun intérêt
  Appart sans proximité de commerces sauf petite épicerie pour trouver légumes fruits ou viande poisson on à du prendre la voiture… ce n’est pas terrible
  Petit message au gestionnaire de l’appartement.. on n’a jamais eu le petit séchoir demandé ni les chaises complémentaires sur balcon ni justificatif factures des frais 320 Dirhams payés

  El apartamento esta situado en un edificio con portero 24 horas. Dispone de wifi y Netflix. Aire acondicionado / calefacción.

  What could be improved: El menaje de la cocina hay que cambiarlo, los cubiertos y menaje de la cocina están en mal estado, creo que habría que renovarlos. No había ni siquiera un poco de lavavajillas que hubiera sido de agradecer. Pero en general es un buen apartamento, este es un pequeño detalle que dejo a modo de critica constructiva.

  Хорошие апартаменты в «новом» центре Марракеша, в 3-х минутах пешком от жд вокзала. В квартире есть все необходимое как для короткого проживания, так и для долгого. Квартира находится в охраняемом относительно новом жилом комплексе. Быстрое, безконтактное заселение. Владелец дал пульт от паркинга, чтобы поставить машину.

  Неудобный открытый душ и странно расположенный унитаз.
  Вокруг комплекса идет стройка и достаточно много мусора валяется.
