I mean, you’re in Hivernage, which honestly is one of those neighborhoods that feels like Marrakech but without the constant chaos of the medina. The Résidence Mayar building itself is pretty understated from the outside – you might walk past it thinking it’s just another apartment block, but that’s sort of the point.

The apartment sits on the first floor (which is actually the second floor if you’re American, but you get used to that in Morocco), and once you’re inside, it’s clear someone put real thought into this place. The “chic” in the name isn’t just marketing speak – there’s this nice balance between modern comfort and subtle Moroccan touches that doesn’t feel forced or touristy. I appreciated that they didn’t go overboard with the traditional décor, honestly. The space feels lived-in rather than staged, if that makes sense.

What really sold me on this spot was how it sits in relation to everything else. You’re close enough to Gueliz that you can walk to proper restaurants and cafés – I’m talking about the places where locals actually eat, not just tourist traps. The medina is still easily accessible, but you don’t have to deal with the noise and intensity when you want to decompress. Actually, the noise level here surprised me in a good way. Rue Ibn el Qadi isn’t a main thoroughfare, so you get that rare thing in Marrakech – actual quiet at night. The building itself is solid, so you’re not hearing every footstep from upstairs neighbors.

Parking was easier than expected too, which anyone who’s driven in Marrakech will tell you is worth mentioning. The check-in process was smooth – no standing around in a lobby wondering if your reservation actually exists. The 9.2 rating makes sense when you add up all these little things that just work properly. The apartment had that feeling of being well-maintained without being sterile, you know? The kind of place where the WiFi actually works consistently and the shower has proper water pressure.

I’d say this works especially well if you’re planning to stay more than a few days. It’s got that apartment vibe where you can spread out, maybe cook a meal if you want to take a break from restaurant hunting. The Hivernage location means you’re in a real neighborhood – there’s a rhythm to the area that you start to pick up on. Morning coffee runs, evening walks, the sound of families in nearby apartments. It feels authentic without being overwhelming, which is honestly a sweet spot that’s hard to find in Marrakech.

  The apartment is accurately as described! Clean and well appointed-everything you need! The location is close to the train station. 24 hour security and they're very helpful! The host communicated effectively and readily available. Easy self check in and out!
  
  What could be improved: The walls are a bit thin as it's the case in Morocco! If you're a light sleeper, bring ear plugs.

  Modern, very clean apartment with everything you need, including fast internet. Walk to rail and Supratours bus stations, and all facilities. We were able to do our washing, which was very useful (we dried at a nearby laundromat, as we were only there one night). Owner was very responsive to queries, and the apartment was easy to access. Great value.

  The owner communicated with full i structures and photos of the front of the apartment. This made it very easy to find. We were welcomed by the concierge, which was nice.
  The apartment was clean, tidy, and modern with a lovely shower. The location was very good for both the train station and airport.

  A new, well-designed, modern, comfy apartment in a good area close to Gueliz and just in 5min walk from Railway station. Really enjoyed my time there – the apartment is stylish, well design, cozy and clean, everything necessary is available – kitchen, kettle, a big variety of tableware, even a coffemachine with capsules:) The bedroom is light, quiet and with a comfy bed. Wi-Fi worked great. Merwan, the owner of the apartment, was always available on Whatsapp and quick in replying. Thank you and I will definitely stay here again:)

  The house is new and modern, the location is great close to the airport and shopping areas, the place is secured with security guards to guard the building 24 hours a day.

  My stay at this charming apartment was an absolute delight! The cozy and stylish decor created a warm and inviting atmosphere, making me feel right at home. The host is very friendly and was incredibly helpful and accommodating.
  
  What could be improved: I had access to the garage for parking and I thank the host. However, the only think I didn't appreciate was the dust of the debris from construction that is still lingering around and all over the surface since I assume this is a new building. My luggage and shoes were covered with dust!
