Look, I’ll be honest – the name “Luxueux appartement Marrakech au cœur de l hivernage” sounds a bit fancy and intimidating, but this place is actually way more approachable than you’d think. I mean, yes, it’s sitting right on Boulevard Mohamed VI in the heart of Hivernage, which is basically Marrakech’s upscale neighborhood, but it doesn’t have that stuffy luxury hotel vibe that makes you feel like you can’t touch anything.
The location is what really got me excited about this spot. You’re literally walking distance from some of the best rooftop bars in the city – and I’m talking about the kind of places where you can actually see the Atlas Mountains on a clear day while sipping mint tea (or something stronger). The Hivernage area has this interesting mix of modern Morocco meets international crowd, so you’ll hear French, Arabic, and English floating around the streets pretty equally. What’s really nice is that you can walk to the Medina in about fifteen minutes if you’re up for it, but when you want to escape the organized chaos of the souks, you come back to this quieter, tree-lined part of town where the streets actually make sense.
The apartment itself – well, it’s got that 4-star rating for a reason, and honestly, the 8.3 guest rating feels about right. It’s not perfect (the WiFi can be a bit spotty during peak hours, and the hot water takes a minute to kick in), but there’s something really satisfying about having your own space instead of just another hotel room. The kitchen actually works if you want to grab groceries from the Carrefour nearby, though honestly, with all the incredible restaurants within walking distance, I barely used it except for morning coffee. The terrace – if you get one of the units with outdoor space – is where you’ll probably end up spending your evenings. There’s something about that Marrakech light at sunset that just hits different, you know?
What I really appreciated was how the building sits just far enough back from the main boulevard that you don’t get the constant traffic noise, but close enough that you can hop in a taxi or catch one of those green petit taxis without any hassle. The parking situation is actually manageable too, which, if you’ve ever tried to park in the Medina, you’ll understand why that’s worth mentioning. During the busier tourist months (March through May, and then again in October), the whole Hivernage area gets pretty lively, but it’s the good kind of busy – not overwhelming, just… energetic. The staff speaks solid English and French, and they actually seem to know the neighborhood well enough to give you real recommendations instead of just sending you to the tourist traps. I’d definitely consider staying here again, especially if I was traveling with friends who wanted their own space but still wanted to be in the thick of things.

Host was so accommodating. It was my friends birthday and he kindly decorated the place upon request at no extra charge.

Liked – Rachid was helpful and accommodating before and during our stay. The apartment is spacious and comfortable with a good kitchen. Great location – nice and quiet, close to amenities, walkable or easy taxi to the old Town and to the airport. Good shower, and nice to have a separate toilet with basin. Good value and we enjoyed our stay:
Disliked – The pool was closed throughout our stay (staff kept saying the problem would be fixed imminently but it wasn't). Towels and sheets were wet & hanging to dry in the apartment when we arrived (we weren't sure if they were clean or not): we had to find something to use as a sheet on 1 bed and make do with 2 small towels. No toilet paper but Rachid kindly and quickly delivered some. Good sized apartment – nice to be able to have another bedroom to move to into in the middle of the night!
TV system – with Netflix, Youtube and Prime – although very complicated was great. It allowed us to watch a variety of programs in the evening on return from eating out.
Having the Wi-Fi was helpful – allowed us to plan and book our activities from the apartment.
Good location for getting into the medina – 35 min walk

What could be improved: Cannot be described as luxurious. Maybe when it was first built but looking very tired now.
Bathroom and kitchen taps leaked all the time
Toilet cistern runs continuously, not just after you've flushed.
No plugs in any of the sinks. No washing up bowl in the kitchen so we had to wash up in a large saucepan
Only one electrical socket in the kitchen so unable to use microwave and kettle at the same time
No toaster so had to use an upturned pan lid in order to toast bread under the grill
No toilet paper ( as advertised)

I reported that the hairdryer didn't work and despite saying he would supply a replacement this never materialised
One of the deckchairs was broken

it was a very nice apartment very large and well equipped the pool was very nice too and not packed. the beds were very comfortable. the only complaint is the window in the main bedroom was broken and I was eaten alive by mosquitoes. it was very nicely decorated and was clean. was a very good price for the location next to a shopping mall and lots of restaurants and only €2 in a taxi to the main square Jamal el fna
