The name sounds incredibly fancy – Magnifique Duplex En Plein Hivernage – but it’s actually this really comfortable, unpretentious spot that feels more like staying at someone’s well-appointed apartment than a stuffy hotel. I stumbled across it during my third trip to Marrakech, and honestly, the location in L’Hivernage is what sold me initially. This isn’t the chaos of the medina (though you’re close enough to dive in when you want to), but rather that quieter, more modern district where you can actually hear yourself think.

The duplex setup is genuinely clever – downstairs you’ve got this airy living space that catches the morning light beautifully, and upstairs feels like your own private retreat. What I really appreciated was how the Résidence Les 3 Palmiers complex itself creates this buffer from the street noise on Avenue Al Adarissa. You get the convenience of being on a main avenue without the constant honking that can drive you mad elsewhere in the city. The building’s got that contemporary Moroccan vibe going on – not trying too hard to be traditional, but not soullessly modern either. Parking was actually straightforward, which anyone who’s driven in Marrakech will tell you is no small miracle.

Here’s the thing about L’Hivernage that took me a while to figure out – it’s where a lot of locals go when they want to escape the tourist bubble, but it’s also perfectly positioned for when you want to jump back into the action. The Gueliz district is right there for proper shopping and decent coffee, and you can walk to some surprisingly good restaurants that don’t appear in guidebooks. The staff here seem to get that balance – they’re not constantly trying to arrange tours or upsell you on things, but they know the area well enough to point you toward that little bakery that opens at 6 AM or explain which taxi drivers to avoid. I mean, the 8.6 rating makes sense when you experience how smoothly everything runs without feeling overly managed. The place has this lived-in quality that makes you want to settle in for longer than planned, especially if you’re someone who values having space to spread out and decompress after long days of exploring.

  Een heerlijk duplex appartement in een prachtig gebouw. Uitstekende basis om van alles te ondernemen. Eerst even ontbijten op het zeer ruime en zonnige balkon en dan op pad!
  
  Het appartement is zeer ruim met allerlei authentieke details. De omgeving is rustig met uitzicht op de prachtige binnentuin.
  
  Er is voldoende apparatuur, inclusief wasmachine en droger, om het verblijf aangenaam te maken.
  
  Wij vonden het een prachtig en erg prettig verblijf. De communicatie met de eigenaar verliep uitzonderlijk goed.
  
  Bij het appartement zijn taxi standplaatsen, wat erg handig is.

  Very spacious duplex apartment, clean, tidy and very well located in a quiet street next to hotels, shops and 7min walk from Menara mall. The owner was so helpful and very responsive. And the concierge and security staff were kind and helpful too.

  It’s well located if you don’t wanna live in the Medina and it’s close to the airport. It’s a really big apartment on two floors, what makes the feeling even nicer. Also there is a balcony in the balcony. Never had this before.

  The apartment was much larger than we expected, very spacious and great for our family of 4. There is also a great outside balcony where we ate breakfast in the sunshine in the morning. The bedrooms are all spacious with loads of storage space. The kitchen was well equipped and had everything we needed.
  
  Having Netflix and excellent WiFi was also brilliant given we had teenage children.
  
  We also really enjoyed the pool area although it did get busy and getting a sun lounger was a bit of a challenge on a couple of days. That said they did bring out additional loungers and umbrellas but it could do with some more I would say. The pool isn’t heated but given how hot it was the water was perfect for cooling down.
  
  The apartment is only a short walk to the Menara Mall where there are a number of places to eat although none sell alcohol. We did however find a few restaurants nearby that served excellent food and beers, wine etc.
  
  It is also around a 25 minute walk to the Medina although we did get taxis. Just beware they all try and overcharge you unfortunately. Every driver was asking for between 100-150 MAD. When challenged they asked how much we would be prepared to pay and usually agreed on somewhere around 50-80 MAD depending on the time of day.
