Oxygène Overview

Look, I’ve stayed at my fair share of places in Marrakech, and Oxygène honestly caught me off guard – in the best way possible. It’s tucked away in the Hivernage district, which if you know the city, means you’re getting that sweet spot between being close to the action but far enough from the medina chaos to actually get some sleep. The Residence les 3 palmiers complex itself is pretty quiet, and I mean that as a huge compliment because anyone who’s tried to rest near Jemaa el-Fnaa knows what I’m talking about.

What really got me was how the place manages to feel both modern and… well, actually Moroccan. You know how some hotels here either go full tourist-trap traditional or sterile international chain? Oxygène sort of threads that needle perfectly. The design has these clean lines but incorporates local materials in ways that don’t feel forced – like the tadelakt walls in the bathrooms (which, by the way, have excellent water pressure, something you can’t take for granted everywhere in Morocco). The staff genuinely knows the neighborhood too, which matters more than you’d think. When I asked about getting to the Majorelle Gardens, they didn’t just point me toward a taxi – they told me about the walking route through the newer parts of Gueliz that locals use.

The location on Avenue al Adarissa is actually pretty strategic. You’re about a 15-minute walk from the main hotel strip where all the big resorts are, but you’re also close enough to hop over to the medina without it being a whole expedition. I noticed the neighborhood gets busy around sunset when people are heading out for dinner, but it settles down nicely by around 10 PM. Parking isn’t a nightmare either, which – trust me – is worth mentioning. The pool area has this nice sheltered feeling without being cramped, and the morning light hits it just right if you’re an early riser like me. Honestly, with a 9.1 rating, I was expecting maybe some inflated reviews, but after a few days there, I get it. It’s not trying to be the fanciest place in the city, but everything just… works. The AC doesn’t sound like a jet engine, the WiFi actually reaches the pool, and the breakfast includes proper coffee, not just that instant stuff some places try to pass off. If you’re looking for something that feels more like a well-run boutique spot than a massive resort, and you want to be in Hivernage without paying Hivernage resort prices, this place makes a lot of sense.

    Fantastic, comfortable home away from home. The apartment was clean and well equipped and perfect for my daughter who is in a wheelchair – she was able to manage in a big, walk in shower too. The pool was lovely with comfortable beds and umbrellas to hide from the sun. The neighbourhood was safe with a lots of (expensive) restaurants and cafes a short walk away at Avenue M.

    The apartment was spotless, comfortable and stylish and very spacious. Lovely swimming pool. If you intended to eat at the apartment you would need to ask for plates etc, which I’m sure they would be happy to provide.

    What could be improved: A little too far from the Medina for us, but would suit a lot of people. Close to some cafes in Hivernage however. Exterior of building needs a lick of paint.

    This is a very nice, spacious luxury apartment. Very clean, comfortable, beautifully furnished. Loved the huge sofa in the living room – 4 people can sprawl very comfortably while watching TV! The bathrooms are super nice, the kitchen is gorgeous – although we didn't really use it, we ate out all the time. The area is safe, very nice, there are extremely nice restaurants, cafes, shops, pharmacy, small food shop nearby. The Menara mall is a 10-minute walk. You need a taxi to go to the old town but there is a taxi stand very close by. There is a guard at the entrance during the day, he can give you directions. The garden is beautiful with orange trees and a pool. Quiet at night, we slept great. The cats around the property are adorable! The host was very nice and helpful.

    What could be improved: A few minor things. Hot water runs out, if you have 4+ people in the group you can't take long showers, but enough for 4 normal showers. Nobody knows the place by the name Oxygene, use the building name – Residences les 3 Palmiers – for taxi drivers, or tell them it's near Menara mall and then give them directions from there. Remember to have 200 Euros or Dollars on you when you arrive for the security deposit. You get it all back if you don't trash the place, just remember to have the cash ready on arrival.

    I liked the location you can easy get coffee and breakfast. Parking in the garage was really good and a very safe area for 2 sisters travelling alone. We got a nespresso machine as I brought my own coffee cups. The sofa lounge is really good to relax and watch Netflix.

    What could be improved: I did not like the kitchen equipment I couldn't easily bake or cook but there are plenty of lovely terraces and restaurants on walking distance. But sometimes you just want to stay at the house especially us travelling due to private matter. Also we missed small kitchen towels and small towels after washing our hands there where not enough towels only in the bathroom 2 big ones. It would have been nice from the to provide little handsoaps in the bathrooms and kitchen and a salt en pepper set, these small details you really need for a short stay and not going to find shops to buy this. But these are little minor things and didnt effect our great stay in Oxygene!! It was really great and so friendly people outside and gardeners and 24 hour security.

    house in a Residence with a luxurious large Living room (With large TV screen including Netflix) with large bedrooms , 2 bathrooms and kitchen in Hivernage. short walk to the nice modern shopping street with restaurants, but also easy to get to the old city and Medina with short taxi trip.     Absolutely beautifully decorated and renovated apartment. Wonderful furniture and facilities. Exceptionally comfortable bed with high quality monogrammed linen. A very apartment overlooking a manicured garden near a vibrant collection of boutique restaurants and designer shops.

    What could be improved: This is a superb place to stay in Marrakech. A stones throw from the Movenpick hotel. Very well located with easy ground floor access. There is nothing not to like.

    Interior design was gorgeous, with big comfortable rooms. The water runs well and hot as you want and the apartment is very clean. The garden and some of the architecture was beautiful. The location was perfect with local shops, malls and restaurants very close by. Serene and quiet definitely more for a family stay.

    What could be improved: Swimming pool area was beautiful but could be cleaner. I still had a walk through. The shower area felt a bit unused. Need toilet roll or water holder for toilet.

    I booked this amazing place via booking.com. It's just 9mins from Marrakech airport, 5-6mins walking distance to shops, restaurants, banks, and other amenities.
    Our host, Iman, is as lovely as everyone has mentioned, is kind, helpful, and attends to issues raised promptly.
    The apartment is big (two bedroom, two bathrooms, one of them is en-suite).
    It is spacious, well air-conditioned, has almost everything you need in the kitchen (no washing up liquid for plates), bathroom, only has four tissues for a family of four staying for 7days, minor things which I was determined, I would not let it ruin our experience of a great holiday and place.
    The swimming pool is clean, big, nice, with plenty of sunbeds to go round and parosol to cover and shield from the sun.
    As it's a Muslim country, conservate dressing is the norm but did not notice any issue with people who did not, mostly tourists/foreigners.
    Everyone everywhere is kind, lovely and helpful, would highly recommend Marrakech to visit and Oxygenè apartment to stay.

    What could be improved: Very minimal adjustment will make it five star plus in my opinion, basic things like:
    enough tissues to last a whole week
    handwash in the bathrooms
    washing up liquid for kitchen
    a cleaner at least once in the 7days stay
    bin bags for kitchen and bathroom
    enough towels for body and hand and bathroom floor
    enough kitchen towels
