Look, I’ve stayed in my fair share of riads in Marrakech, and honestly, most of them try way too hard to be Instagram-perfect. Riad Hicham is different though – it’s got that authentic feel without making you feel like you’re roughing it. The moment you step through that heavy wooden door from the narrow alley in Al Qaria Assiyahia (good luck pronouncing that, by the way), you get hit with this immediate sense of calm. The courtyard actually breathes, you know? Not cramped like some of these converted houses where they’ve squeezed in too many rooms.

What really got me was the attention to detail that didn’t feel forced. The tiles aren’t perfectly pristine – some have these tiny chips and wear marks that tell you this place has actual history. The fountain in the center makes this gentle trickling sound that somehow drowns out the scooters and street vendors outside, which is honestly a miracle because that neighborhood can get pretty lively. The staff here actually remembers your name, not in that rehearsed hotel way, but like they genuinely care whether you found that little spice shop they recommended. Speaking of which, you’re about a ten-minute walk from Jemaa el-Fnaa if you cut through the souks, but far enough away that you won’t have drummers keeping you up all night.

The rooms themselves are solid – I mean, don’t expect a Marriott, but the bed was comfortable and the shower had decent pressure, which is more than I can say for some four-star places I’ve stayed. The rooftop terrace is where this place really shines though. You get these incredible views of the Atlas Mountains in the distance, and if you time it right during sunset, it’s honestly breathtaking. I spent way too many evenings up there with mint tea, just watching the city settle into night. The breakfast is simple but fresh – proper Moroccan bread, local honey, and this orange juice that tastes like they literally just squeezed it (because they probably did). One small thing – if you’re arriving by taxi, make sure your driver knows the exact location because GPS gets wonky in the medina, and you might end up dragging your luggage through some very narrow passages. But honestly, that’s part of the charm of staying in a real riad instead of one of those resort places outside the city walls. The 8.7 rating makes sense – it’s not perfect, but it’s genuine, and sometimes that’s exactly what you need.

  La maison de style riad est très propre et se situe dans une résidence bien sécurisée, avec trois magnifiques piscines, des épiceries, des restaurants et une mosquée. Elle se trouve à proximité de Bab Kchich, ce qui permet un accès facile à la médina.
  Madame Sanae et Monsieur Hicham sont toujours disponibles pour vous aider en cas de besoin. Vous pouvez même commander de délicieux plats traditionnels ainsi que le petit déjeuner auprès de Madame Sanae.

  Last week we stayed a couple of days in Marakech in riad Hicham. It,s a spacious, lovely riad with everything you,ll need. Even if you,re walking with a walker like I do, there is plenty enough space inside and it,s an easy acces from the outside. The bedrooms are on the first, second and third floor and have there own bathroom. Also there is a solid rail on the stairs you can hold on to, so getting to the first floor was in this case no problem for me. The riad itself is in a closed comunity, so that means there are guards outside the gate. Sana and her daughter speak very well English so communication is no problem, and you can ask them anything if you need help. In fact Sana and Hicham saved my trip! They know what I mean 🙂
  
  If you go outside the riad it,s only a 30 meter walk to two simple restaurants with their dilicious food. Also there are a few small shops for your daily needs. The atmosphere is peaceful.
  
  The taxi of Ismail will take you in 10 minutes to the center and his black van has enough room for 5 people incluiding luggage. Call or WhatsApp +212.633.751.900 and he will be there in a few minutes. He will drive you savely trough the fantastic, chaotic and bussy streets of the city. For me it was so good to be back on Moroccan soil again!!!!
  The only thing what botherd me a bit was how the (female) tourists were dressed. Respect the country and their relegion and dress properly! Yeah…I know…..my opinion.

  Riad num condomínio fechado, com piscina e serviços (cafés, restaurantes e minimercados). Muito tranquilo e temperatura da casa agradável. Perto da zona da medina sem ser no meio da confusão. A Sana, quem nos recebeu, foi muito simpático e atenciosa – sempre que tivemos algum pedido ou situação foi muito rápida a resolver.
  
  What could be improved: Zona de fora do condomínio com aspeto pouco cuidado.
  As escadas do riad não estão protegidas – nós fomos com crianças, que estão habituadas a subir e descer escadas, mas é um aspeto a ter em atenção para as famílias com crianças pequenas
  Atenção ao pesquisar o Riad pelo nome no Google Maps – vai aparecer outro local.

  The kindness and helpfulness of Sanaa, the person in charge of the riad, she was always there for any of our needs and was very kind, She also made us tea for several days and made us some of the best meals of our entire stay in Marrakech. Apart from all this, the riad had all the relevant amenities and a bathroom for each of its rooms. In general, our stay here was wonderful.

  Nous avons passé des vacances inoubliables dans ce riad exceptionnel sur trois étages, chaque instant était magique. Notre hôte, Sana, a été d'une gentillesse et d'une bienveillance extraordinaires, nous accueillant avec une chaleur qui a fait toute la différence. Grâce à elle, notre séjour a été tout simplement merveilleux. Le complexe est digne d'un club Med, avec tout ce dont on peut rêver : superette boulangerie, pharmacie, trois piscines, le tout sécurisé et parfaitement entretenu. Notre riad, en particulier, était exceptionnel, offrant tout le confort et le charme que l'on pouvait espérer. Un immense merci à Sana pour son accueil et son dévouement. Nous recommandons vivement ce lieu incroyable, allez-y les yeux fermés !

  Un grand Riad avec trois chambres et salles de bains indépendantes sur tous niveaux. Un décor marocain simple mais suffisamment pour vous dépayser. Le logement est grand et permets la liberté pour chacun… et pour finir une terrasse ouvrant sur les toits. Le bonheur et surtout le complexe privé dispose de trois piscines très bien pensées ( une pour les moins de dix ans, une pour les jeunes qui souhaitent sauter et s’amuser et une autre plus tranquille pour nager) top
  La cerise sur le gâteau comme on dit c’est Sana et sa famille. Des personnes adorables qui devancent tous vos désirs, disponibles… Sana est une merveille de gentillesse et de compétence et elle prépare un couscous divin 🙏
  Nous étions deux amies avec trois enfants (12,11 et 20 ans) et tout le monde est enchanté de son séjour et rêve de revenir. Et aussi retrouver Sana.

  House was clean, Sana the manager, and her daughter were very friendly and so helpful at all times. Good location, some good cafés nearby in the complex.
  
  What could be improved: Would be helpful to have a microwave, needs a curtain for the 3rd floor window, roof needs a lock and front door lock, the bolt doesn't work properly. Also would be helpful for a Muslim family if there were facilities to make wudu and bathroom sprays (or jugs) for cleaning, not just toilet tissue. But overall, it was a very good stay. Just minor things really.
