Riad Kaiss By Anika Overview

Look, I’ve stayed in plenty of riads around Marrakech, and honestly, Riad Kaiss By Anika just gets it right in ways that surprised me. You know that moment when you step through those heavy wooden doors from the chaotic medina streets and suddenly everything goes quiet? That’s what happened here – one second I’m dodging motorbikes on Derb Jdid, and the next I’m standing in this gorgeous courtyard where the only sounds are water trickling and maybe some distant call to prayer echoing off the old walls.

The location is actually perfect if you want to be in the thick of things without going completely insane. Riad Zitoune lakdim is one of those neighborhoods where you’re close enough to Jemaa el-Fnaa that you can walk there in about eight minutes (I timed it), but far enough that you won’t hear the snake charmers at 6 AM. The staff here – and I mean this – they know the medina like it’s their backyard. When I got completely turned around trying to find that leather workshop everyone raves about, the guy at reception didn’t just give me directions, he actually walked me halfway there and introduced me to his cousin who works nearby. That’s the kind of thing that happens here, these little moments that make you feel like you’re not just another tourist.

What really sold me on this place was the attention to detail that you don’t expect from a four-star property. The rooms have this perfect balance of traditional Moroccan design without feeling like you’re sleeping in a museum – the beds are actually comfortable (trust me, this matters after a day of wandering those cobblestone alleys), and the bathrooms have proper water pressure, which honestly can be hit or miss in the medina. The rooftop terrace is where I ended up spending most of my evenings, and you can see the Atlas Mountains on clear days while sipping mint tea that tastes like it should. I mean, the whole experience just felt authentic without trying too hard, if that makes sense. The 9.4 rating isn’t just some inflated number – after staying here, I get why people keep coming back. It’s one of those places where the staff remembers your name by day two, and when you’re navigating the beautiful chaos of Marrakech, having a peaceful sanctuary to return to makes all the difference.

Reviews of Riad Kaiss By Anika

  • Loved it here top place in Marrakech – Bejan from United Kingdom – 23 June 2025 (10/10)

    Everything

What could be improved: Nothing loved everything

  • Lovely riad – Mathieu from Belgium – 18 June 2025 (9/10)

Beautiful. Spacious. Lush. Personnel was very helpful.

What could be improved: Wifi is horrible and this shouldn’t be the case for this type of high end business.

  • Very good – Kilic from Turkey – 18 June 2025 (8/10)

I love the hotel, the breakfast they offer and its facilities especially hammam service! All staff is incredibly, nice, kind, welcoming and helpful. They made us feel like home. Our room was very clean, beautiful with traditional touch and every single spot of the hotel was exact same as presented photos on its booking page. Thank you for making our stay wonderful and thank you for always smiling:)

What could be improved: Although location is in the heart of old town, it is located in a narrow and silent street. At midnight, it might be little uncomfortable to walk alone as a tourist.
Also, do not book any tours via hotel since they offer higher prices comparison to market.

  • Simply stunning Riad and staff we loved every minute – Caroline from United Kingdom – 16 June 2025 (10/10)

The property is close to the streets of the souks but you cannot hear a thing only birds singing in the courtyard. The room was amazing with a large shower, 4 poster bed, fridge and water. Breakfast was traditional which we loved. What makes this Riad truly special is the staff, all of which were polite, knowledgeable and willing to go the extra mile. Well done to you all see you again one day x

What could be improved: I would have liked tea, coffee making facilities in the room, however it wasn’t a problem as my partner asked for coffee and was bought up to us immediately!

  • Paradise – Sinead from United Kingdom – 2 June 2025 (10/10)

Stunning properly and the staff were incredible

  • Love our stay here. The riad and staff are amazing! – Debra from Australia – 2 June 2025 (10/10)

The riad was beautiful and the staff were amazing.

  • A home away from home. – Carmelita from United Kingdom – 28 May 2025 (10/10)

    Hospitality:
The welcome was truly the BEST I've ever had in my travels, and I only book 4*+ hotels and resorts only. Every moment from our late arrival at the airport – we found someone from the Riad waiting for us despite being an hour late – they took us to the closest stop to the riad in a taxi and then carried my cabin luggage for me. We were offered tea and dates after we checked in. In the following two days, the Riad staff was always ready to to help us with any question, request, etc, often going out of their way to do so – coffee and tea in the room, advice, sometimes even just banter and good conversation. Honestly, I felt at home away from home. On the last day they allowed us to leave our luggage there and use their facilities after check out so we could use the swimming pool and the hammam shower.
    Cleanliness:
Everything was VERY clean! You could see the employees scrubbing away each morning, everywhere across the riad.
    Room:
Room and bathroom were spacious and clean – we had a twin room – AC was the right strength (as it sometimes is way too strong in hotels).
    Food:
We had breakfast in the big garden every day – they offer a traditional Moroccan breakfast (crêpes, what looked like fried bread, cake with honey, jam, and butter) as well as yogurt and fresh fruit and, upon request, omelettes. We only had the traditional breakfast and it was amazing every morning – gave us the right energy to face the Moroccan heat! They also offer coffee. The garden was beautiful – I regret not asking how old the trees were because they were magnificent. And we had mommy and kid tortoises and cats as company.
    Swimming pool:
Beautiful, clean and quiet – truly a small oasis in the middle of Marrakech.
    Location:
PERFECT location! Very easy to find from Bar Mellah and extremely easy to reach Jemaa-el-Fnaa without the noise that comes with being closer to the centre of the Medina (and google maps works!).

  • Wonderful stay – Caroline from United Kingdom – 21 May 2025 (10/10)

Very attractive Riad in a great location. Friendly, helpful staff.

  • Tranquility, Beauty, and Generosity – Soyeon from United States – 17 May 2025 (10/10)

It was a dreamlike stay at Riad Kaiss by Anika in Marrakesh. Every aspect of the riad was carefully designed and furnished with traditional Moroccan artifacts and styles. We had a rooftop room with our own private terrace—so beautiful, spacious, and peaceful. Lying on the big white bed with all the glass doors open to the terrace, feeling the cool breeze of the African night, was an amazing experience. All the staff were so polite and kind—I wish I had studied some Arabic greetings earlier to thank them properly. JiJi was such a gracious and generous host! The magic of Marrakesh will stay with me for a very long time.

  • Lovely Riad with great service – Allison from United States – 15 May 2025 (9/10)

    Great location, serene, beautiful decor.

What could be improved: Daytime construction occurred next door which was unexpected but not terrible.
