Riad Zinoun & Spa 11 Rooms Overview
First Impressions
Walking through the narrow alleyways of Riad Zitoun Kedim to find Riad Zinoun & Spa 11 Rooms feels like a proper treasure hunt — and honestly, that’s half the charm. The medina can be overwhelming, but once you step through those heavy wooden doors, there’s this immediate sense of calm that washes over you. It’s one of those authentic riads where you can actually hear the call to prayer echoing off ancient walls, yet feel completely secluded from the bustling souks just minutes away.
Location & Neighborhood
You know what’s brilliant about this spot? You’re literally in the heart of old Marrakech without being trapped in tourist central. The riad sits on Derb Ben Amrane, which means you can walk to Jemaa el-Fnaa in about ten minutes, but you’re tucked away enough that you won’t hear the snake charmers at dawn. I mean, couples absolutely love it here — they’ve rated the location nearly perfect, and I get why. There’s something romantic about navigating those maze-like streets together, plus you’ll stumble upon local bakeries and tiny cafes that most visitors never find.
The Rooms & Atmosphere
With only eleven rooms, Riad Zinoun & Spa 11 Rooms feels more like staying at a friend’s incredibly well-appointed home than a hotel. The traditional Moroccan architecture is stunning — think carved plaster, colorful tiles, and that gorgeous central courtyard that’s perfect for mint tea in the afternoon. The spa element isn’t just a marketing gimmick either; after a day of haggling in the souks, you’ll actually appreciate having hammam treatments right where you’re staying. The rooms themselves blend authentic details with modern comfort, though don’t expect huge spaces — this is medina living, after all.
Breakfast & Dining
Breakfast here is surprisingly accommodating — they’ve got continental options, but also vegetarian, halal, and even gluten-free choices, which is honestly refreshing in a traditional riad setting. You’ll probably eat in that beautiful courtyard, surrounded by orange trees and the sound of fountains. It’s not elaborate, but there’s something special about starting your day with fresh bread, local honey, and strong Moroccan coffee while planning which part of the medina to explore next.
Why Guests Love It
What really sets this place apart is how it manages to be authentically Moroccan without sacrificing comfort. You’re staying in a real neighborhood where locals actually live and work, not some sanitized tourist bubble. The staff genuinely knows the area — they’ll give you directions that actually make sense and recommend restaurants where you won’t pay tourist prices. Plus, with that excellent location score, you can walk to major sights but retreat to genuine tranquility when the medina gets too intense. It’s that perfect balance of adventure and sanctuary that makes Marrakech so addictive.
Marrakech hotels keep guests close to Bahia Palace, Jardin Majorelle, and spice-scented souks.

Reviews of Riad Zinoun & Spa 11 Rooms
We had a fantastic time in Marrakesh, the time was too short and we will definitely return – Maureen from United Kingdom – 10 June 2025 (10/10)
Great location, friendly and attentive staff
Thank You to the Incredible Zinoun Riad Team! Unforgettable time in Marrakesh! – Andrei from United States – 5 June 2025 (10/10)
I cannot thank the staff of our Riad Zinoun in Marrakech enough for the unforgettable experience we had! Mohammed, Ishmael, and Amina — we will always remember you. From the moment we arrived, you made our stay truly special.
I was a bit anxious coming from the U.S. and flying into Casablanca, unsure of how we’d handle transportation and logistics. But reaching out to the Riad directly was the best decision — everything was arranged so smoothly. A driver was waiting for us, and when we wanted to book excursions to the Atlas Mountains and Agafay Desert, Mohammed went above and beyond to organize it all.
On our first night, they prepared a delicious traditional tagine dinner for us — it was absolutely incredible. We highly recommend having at least one dinner at the Riad — it was one of the best meals we had during our entire trip. Breakfast each morning was equally amazing, served in a traditional Moroccan style and full of rich, local flavors.
What made this stay even more meaningful was the genuine connection. Mohammed was close in age to my kids, and they really bonded. The warmth and hospitality we felt were beyond anything we expected.
The Riad itself is beautiful, very authentic, and located in a peaceful part of the Medina — yet still close to everything we wanted to explore. And beyond the Riad, we found the people of Marrakech to be incredibly welcoming, chill, and friendly — we truly felt at home in this vibrant city.
We fell in love with Marrakech, and a huge part of that is thanks to this Riad and its amazing team. I can’t recommend them enough!Amazing! – Luciana from Portugal – 4 June 2025 (10/10)
Our stay was great! Rooms are very clean and breakfast was full of delicious morroccan food. Kind and helpful staff. We also booked a tour through them which I recommend.
Wonderful stay! – Claire from France – 1 June 2025 (10/10)
I had such a wonderful stay at Riad Zinoun that I came back and stayed an extra night. Beautiful Riad and roof terrace, comfortable and spacious rooms, mint tea on arrival and they were very helpful and accomodating with my dietary needs and my early morning departure. Incredible location in the Medina and really quiet. Highly recommend 🙂
Beautiful and authentic riad with a great location and with the friendliest staff – Vladimirdimov from Bulgaria – 15 May 2025 (10/10)
We had a wonderful stay in this riad. The rooms are beautiful and authentic, it has a big terrace on the top overlooking Marrakech. The riad is very well located and relatively easy to find, right next to the main square. The staff were extremely friendly and helpful and answered all our questions and requests. The breakfast was delicious and homemade. Overall, we had an amazing stay in this riad and in Marrakech. Can only recommend!
Nice quiet place in central location – Carolinevlc from Spain – 14 May 2025 (8/10)
Great little property, with a good quality/price ratio. The location is very central, though the small alley to reach it might deter some people at first sight, though it is very safe. Rooms are large, clean and comfortable. Staff is friendly. The place is very quiet, you can hear birds singing! I can't really evaluate breakfast as I only order coffee and bread but it looked very good on other tables. 2 nice features to highlight: a large, comfortable patio and a large rooftop.
